The Accredited Buyer Representative (ABR) As a home buyer,
the best way to be certain that an agent is working in your best
interests is by signing a buyer representation agreement with an agent
accredited as an ABR. A buyer's representative represents the
consumer who is purchasing property, not the seller. Although state law
varies, a buyer's representative usually works for and owes fiduciary
responsibilities to the real estate buyer. It is the buyer
representative that has buyer's best interests in mind throughout the
entire real estate transaction. Why should you look for the ABR
designation before looking for a home? These three letters after a
REALTOR's
name tell you that you will be working with buyer representative who is
committed to your best interests. The ABR designation is awarded by
REBAC to those REALTORS who have met
the specific educational and experiential criteria needed to provide the
high level quality service required by REBAC (Real Estate BUYER'S AGENT
Council). The ABR
designation is awarded to real estate practitioners who complete a
comprehensive two-day REBAC course in buyer representation. The
course includes a written examination as well as practical experience by
having students completing and closing five real estate transactions in
which the candidate functioned as a buyer's representative.
REBAC was founded in 1988 to promote superior buyer representation
skills and services. An affiliate of THE
NATIONAL ASSOCIATION OF REALTORS (REALTOR®) since 1996,
REBACs membership now numbers well over 40,000 and is the worlds
largest organization of real estate professionals concentrating on buyer
representation.
Four requirements must be met to attain and use
the
ABR® designation:
- Successful completion of the two-day ABR® Designation
Course , including an 80% passing grade on the exam. After successful
completion of the ABR Designation Course, you will have three
(3) years in which to complete the other ABR designation
requirements
- Successful completion of the one approved elective course ,
including an 80% passing grade on the exam, within three (3) years of
completing the ABR® Designation Course.
- Documentation verifying five (5) completed transactions in which
you acted solely as a buyer representative (no dual agency). Any
transactions closed prior to taking the ABR® Designation Course
or closed within three years after completing the ABR
Designation Course are eligible for credit. Documentation necessary
for each of your five (5) completed transactions
- Membership in good standing in the Real Estate BUYERS AGENT
Council and the National Association of REALTORS®.
